Houses are being built and completed around me but my house is still not 100% completed. Huge chunks of concrete and cracks are breaking from our garage floor which is NOT normal house settling. We have been dealing with some issues since we moved in on May 2nd 2022. One of our major concerns is that the garage floor has some major cracks and chunks of concrete breaking off.
My experience with Dan Ryan Builders has been excruciating to say the least! I signed up to have a new townhome built in February 2022 and they couldn't even get the building numbers right. Irritated at that point, but I pressed on. All customer reviews are handled by the BBB where the company is Headquartered or a central customer review processing location.

People were quitting left and right, and it was because they did not value their workers. If you didn't fit into the company "culture," you were a target to be fired, even if you were going above and beyond the call of duty in your role. Management was classic for shoving their own job role responsibilities to other parties and taking credit for work they did not do. Racism was a common issue, but not addressed or acknowledged. Be ready to take work home after hours and NOT receive compensation for additional hours worked. Management turned down requests for time and a half pay, despite constantly doling out additional work from other job roles that you were never trained to do.
We are renting our current house from the new owner of our house at our own expense. Then when I try to call and voice my concern, you can not get a hold of anyone. Fixtures, doorknobs & hardware were all mismatched.

I’m sorry you had such bad luck with your build and community. It really does depend on the workers hired, the state and the project manager. Overall our process and the those around us had a good experience. There are a few in our neighborhood who didn’t though. Technically they will tell you you’re not aloud on site without your project manager.
We are looking forward to the next phase of this process. This was our first experience buying a new home, we really needed someone to help us through the process... Very informative, patient and responsive. We just settled on our home and couldn’t be happier! Very happy to choose Ryan Homes and never had any single instance of disappointment at any stage.

We were told that we could not pick any colors, tiles or personalized items for our home. Hazel at the sales office assured my husband that it would look amazing. The ladies in the sales office hated to see my husband coming.

We made a down payment and finalized the home design. However, all of a sudden we had to abandon the house building plan due to unprecedented financial hardships that we had to face. Apart from giving up the house, we were so worried that we would lose our down payment as well. We owe a big thank for Jenna Luketic for stepping up to help us and working hard with the upper management for getting our down payment money back to us.
No matter how silly we felt the question, she answered them in a timely manner and made us feel as if we were her only clients. He is an incredible person to work with as well. Again, no question went unanswered and he broke down every aspect of the build. I thought this was going to be the stressful part, but because of Jim it has been a pleasure and fun. Every aspect of our build selections have been executed to perfection. I am very detail oriented, but Jim has me covered even there.
Bathroom cabinet trim pieces were falling off. We brought these issues to the attention of the construction manager and they were addressed. We don’t know if they were entered as warranty claims. They were fixed, but the fact of the matter is someone deliberately covered up chipped bathroom tiles before the closing. The trend I noticed is that the house is done up to make it pretty but done cheaply, any warranty claim is then denied as normal wear and tear. As time went on more spots in the hardwood floors needed to be re-glued, the garbage disposal leaked because it was not assembled properly and more nail pops appeared.
Started with the brand new hot water heater that died after a week, lights wire incorrectly. Gutters too high and shingles and siding loose. Overall not one thing that was done right in this house.
Mark and Kathy are truly assets to Ryan Homes. I just closed on my new Ryan home at Two Rivers earlier today. Both my sales rep, Lanie Merrick, and my PM, Rob Cockey, were fantastic. I had been talking to Lanie for well over a year prior to my decision to buy a new home there. My friend moved there so I knew I liked the development and the Ryan home designs and open floor plans. I met with her a few times during my search for a house.
